1. About this policy
ABT Services FL (“ABT,” “we,” “us,” or “our”) is a Florida-based company that provides general maintenance services and manages affiliated brands, including Summit STR. As part of the registration and operation of the systems offered by ABT and its brands, we send text messages (SMS) to mobile phone numbers that have opted in. This policy explains what those messages are, who receives them, how consent is obtained, and how recipients can manage or stop them.
These SMS Terms apply to every phone number that has opted in to receive messages from ABT Services FL or its affiliated brand Summit STR.
2. Consent to receive SMS (opt-in)
Opt-in consent is collected through the contact form on our website. The form includes an unchecked consent checkbox with the following statement:
“By submitting this form, I agree to receive SMS notifications from ABT Services FL / Summit STR. Message frequency varies. Reply HELP for help. Reply STOP to opt out. Msg & data rates may apply. SMS consent is optional and not required to contact us. See our SMS Terms and Privacy Policy.”
Checking this box and submitting the form constitutes the user’s express consent to receive the service messages described in this policy at the phone number provided. The checkbox is optional: leaving it unchecked does not prevent anyone from contacting us or using our services, and consent to receive marketing messages is never requested nor a condition of any service.
Additionally, when a phone number is registered in one of the systems operated by ABT or its brands, an initial opt-in message may be sent to that number to validate it via SMS. This message confirms the enrollment of the number and may ask the user to verify it — for example, by entering a one-time code in the system or replying to the message. Completing this validation confirms the user’s opt-in; replying STOP to that message (or to any later message) cancels the enrollment at any time.
ABT uses SMS strictly for authentication, user validation, and security information related to the registration and operation of its systems and services. We do not use SMS for marketing or promotional campaigns.
3. Types of messages we send
Messages sent by ABT Services FL and its brands are strictly related to the security and operation of user accounts and requested services, and include:
- Authentication codes — one-time verification codes used to validate sign-ins and sensitive actions, as an additional layer of account security.
- User validation — messages that confirm a phone number belongs to the user who registered it, including the initial opt-in message sent at registration and revalidation when contact details are changed.
- Security information — alerts about account access and security-relevant events on the account.
Message frequency varies with account activity. Message and data rates may apply, depending on the recipient’s mobile carrier and plan. ABT does not charge recipients for receiving messages; any carrier charges are the responsibility of the recipient.
4. Opting out and getting help
Recipients may opt out of SMS messages at any time by replying STOP to any message received from ABT Services FL or Summit STR. After opting out, the number receives a final confirmation message and no further texts are sent to it. For assistance, reply HELP to any message, or contact us at contact@abtservicesfl.com.
Please note that opting out applies to the phone number as a whole. Because authentication codes and security information are delivered by SMS, opting out may limit or prevent the use of features that depend on them; in that case, the affected user should contact us to arrange an alternative.
5. Data security
Phone numbers submitted through our forms or registered in our systems are used solely to deliver the messages described in this policy. They are stored in access-controlled systems, transmitted over encrypted connections, and handled under the same security controls that protect the rest of the user’s data. Delivery of messages is performed through an established, secured messaging provider acting on our behalf and under contractual confidentiality obligations.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be sold, rented, or shared with any third party.
6. Data compliance
ABT operates its messaging program in alignment with applicable telecommunications and consumer-protection requirements for application-to-person messaging in the United States, including industry guidelines for message content, sender registration, and opt-out handling. Opt-out requests are honored automatically, and a record of each number’s consent status is maintained.
We retain phone numbers and messaging records only for as long as they are needed to operate our services, meet legal and audit obligations, and demonstrate consent. Users may request corrections or removal of their phone number at any time by contacting us.
7. Changes to these terms
We may update this policy from time to time to reflect changes in our services or in applicable requirements. The current version, identified by the effective date above, will always be available at this address. Material changes will be communicated to users through the affected systems.
